Related Group offers discount to Icon Brickell buyers

The Related Group has negotiated with its lenders to offer a 30 percent discount to the majority of its contract holders in its 1,800-unit Icon Brickell project.

The policy, which went into effect more than two weeks ago, affects about 1,000 contracts, said Alicia Cervera Lamadrid, CEO of Icon broker Related Cervera Realty Services.

She said lenders cooperated to achieve the same goal as the developer.

“They have seen when all parties work together, there is success,” she said.

The discount was first reported in The Miami Herald.

HSBC Realty Corp. is the lender on Icon, with HSBC managing the debt for a consortium of lenders. Icon took out $678.5 million in debt to build the three-tower project. The loans have matured this year without a record of extension in court documents.

Some buyers also will get short-term financing through construction lenders.

The financing is very important because the current pool of buyers that are driving brisk sales activity in the overall market is dominated by cash buyers looking for a discount. Providing financing to existing contract holders will expand the buying pool and, in combination with the discounts, make closings more likely.

However, Related is going to have to compete with buildings in the same Brickell Avenue neighborhood that are selling for less than the average $603 a square foot that units sold for in Icon Brickell’s North Tower.

Related has sold less than 10 percent of units in the North Tower and about 3 percent in the entire project, according to Peter Zalewski, principal of Bal Harbour-based Condo Vultures Realty.
